Decision one, the house or the hotel
This is the biggest single swing on the page and it is not close.
A five bedroom short term rental in Nashville averages $383 a night. Split twelve ways that is $32 a man per night, or $96 for the weekend. A hotel room at the federal per diem rate is $217 a night, and even two guys to a room that is $109 each per night, $327 for the weekend.

Decision two, whether you hire a driver
Lower Broadway is walkable. If you sleep downtown or in SoBro you can run this entire trip on airport transfers and your feet, which is the $25 line in the table.
A chauffeured sprinter runs $1,400 to $2,750 a day. At twelve guys that is $117 each for a single day, more than the entire lodging bill on the low column. It buys you very little in a city where the thing you came for is nine blocks long.

One thing to know before you book: gratuity is automatically added at 20 percent on reservations of more than one bike. If your group is sixteen or more you are on two bikes and that surcharge appears without anyone mentioning it.
Everyone gets the timing backwards
The assumption is that summer is Nashville's peak. It is not. The federal lodging per diem sits at $217 for most of the year and jumps to $248 in exactly two months, September and October. That is the government telling you autumn is when Nashville is expensive.
CMA Fest in June is the single biggest rate event of the year and should be avoided unless it is the reason you are going. SEC football Saturdays and Predators playoff runs also move rates, without warning and without appearing on any calendar you are likely to check.
