The 17 percent that is not in anyone else's number

Austin's lodging tax is 6 percent to the state of Texas and 11 percent to the city, which is a 9 percent occupancy tax plus a 2 percent venue project tax. The state's own rule is that it applies to any accommodation renting for $15 a day or more, at fewer than 30 consecutive days. A vacation rental is an accommodation. Your house is taxed exactly like a hotel room.

Vegas has resort fees and people have learned to expect them. Austin has this, it is larger, and almost nobody writes it down. Seventeen percent on a $780 a night six bedroom over three nights is $398, which is $33 a man on top of the $195 they already agreed to.

There are two more taxes on this trip you cannot see. Texas charges bars a 6.7 percent mixed beverage gross receipts tax, and the law says the bar cannot itemise it or pass it to you as a line, so it is baked into the menu price before the 8.25 percent sales tax you can see gets added on top. A $12 cocktail in Austin carries roughly 15 percent combined tax load. That is most of the reason Austin does not feel as cheap as its reputation once you are three rounds in.

And a specific one worth knowing at a table of twelve. Under Texas rule 34 TAC 3.337, a mandatory gratuity of 20 percent or less is exempt from sales tax as long as it is itemised and goes to the staff. Anything above 20 percent makes the entire service charge taxable. So a restaurant that adds 22 percent to your party of twelve is charging you 8.25 percent sales tax on the tip itself. A restaurant that adds 20 percent is not. Look at the number on the menu before you sit down.

Lake Travis is the biggest line item and the one the weather can cancel

A captained boat for twelve on Lake Travis runs $275 to $350 an hour on a weekend with a four hour minimum, so $1,100 to $1,400, or $92 to $117 a man. That is the headline. The bill is not the headline.

Add the 20 percent gratuity that is mandatory at most operators, 8.25 percent sales tax, a 6 percent online booking fee at some of them, and $20 per car to park at the marina, and a $1,200 charter becomes about $1,610. That is $134 a man against the $100 you quoted the group. The same operator's ticketed cruise prices it honestly and shows the gap: $95 on the site, $124.88 at checkout, a 31 percent spread.

Now the part nobody plans for. Lake Travis is a flood control reservoir, and it swings. In April 2025 it sat at roughly 43 percent full and exactly one public boat ramp on the entire lake was open. It did not reach full pool again until mid July 2026, the first time since 2019, and as of 12 September 2026 it is at 676.83 feet, about 93 percent of a 681 foot conservation pool.

If you are booking a year out, you are booking a lake level nobody can forecast. Two things follow. Check waterdatafortexas.org and the LCRA ramp status page before you put down a boat deposit. And treat the phrase "waterfront house" with suspicion, because at low water a waterfront dock is a dock stranded dozens of vertical feet above the water with a long walk down to it.

There is no clean weekend in October 2026

Most guides tell you to avoid Formula 1 and leave it there. Every single weekend in October 2026 has a major demand event on it.

October 2 to 4, Austin City Limits weekend one. October 9 to 11, ACL weekend two. October 17, Texas hosts Florida. October 22 to 25, the United States Grand Prix at Circuit of the Americas, and Texas hosts Ole Miss on the 24th. October 31, Texas hosts Mississippi State.

Read that fourth line again. Formula 1 and an SEC home game are in Austin on the same day. Saturday 24 October 2026 is very likely the most expensive night of the year in this city, and it is not on anybody's avoid list because everybody stopped at "avoid F1."

The other side of the same calendar is the cheap weekend nobody names. Texas plays Oklahoma in Dallas on 10 October. Austin empties out. It is the one October weekend where the city is drained rather than filled.

September is not safe either. Texas hosts Ohio State on 12 September, which is a top five non conference home game and will price like a peak weekend while appearing on no bachelor party calendar anywhere.

March is the single most expensive month in the Austin rental market, averaging $342 a night against $257 in January. SXSW 2026 ran 12 to 18 March and has been restructured into one concentrated weekend rather than two, because the convention center is closed. Concentrating it does not make March cheaper.

The window that closes in 2029

Here is the one piece of good pricing news in Austin, and it has an expiry date.

The Austin Convention Center was demolished starting in April 2025 and the replacement does not open until 2029 at the earliest. Roughly one in three hotel rooms booked in Austin is group business. Downtown hotel occupancy has fallen about 15 percent since demolition began, and Visit Austin has said publicly that its initial estimates of the damage were low.

Conventions fill weekdays. They never filled weekends. So the discount is real and it is specifically on a Wednesday or Thursday arrival. A group that can shift its trip one day earlier is buying downtown Austin hotel rooms into a soft market that structurally repairs itself in 2029. Downtown ran $260.50 average daily rate at 69 percent occupancy in the second quarter of 2026.

Two things everyone gets wrong about Austin

The first is the occupancy rule. Search for Austin short term rental limits and you will be told that no more than two adults per bedroom plus two more may stay, ten adults maximum, six unrelated adults maximum, and that outdoor gatherings are banned overnight. Major rental industry sites still publish this as current law in 2026.

It is not law. The Texas Third Court of Appeals struck those provisions down in Zaatari v. City of Austin in November 2019 on freedom of assembly grounds. The city then moved short term rental regulation out of zoning entirely in February 2025, and the replacement chapter does not put a headcount back. The city's own short term rental page lists license fees and a noise limit and contains no occupancy cap at all.

So twelve men in a house in Austin are not breaking a city rule. What binds you is the individual host's listing terms, which is a different thing and a negotiable one. What is real is the noise rule: sound equipment over 75 decibels at the property line is prohibited between 10am and 10pm, and any audible sound is prohibited from 10pm to 10am. That overnight rule is strict, it survived the court case, and it is the thing that actually gets a house shut down.

Worth also knowing that whole home rentals were only legalised across all Austin zoning districts in February 2025, a new licensing system launched in May 2026, and from 1 July 2026 platforms must delist unlicensed properties within ten days of a city notice. Ask for the license number. A house that cannot produce one can vanish from your booking between now and your trip.

The second thing everyone gets wrong is Sixth Street. Every photo you have seen of a street solid with people is out of date. Austin police reversed decades of weekend street closures in December 2024, and Dirty Sixth is open to car traffic on weekend nights now, closed only when the sidewalks get dangerously full near closing time. Separately, one developer has bought more than thirty buildings on and around Sixth since 2019 and is rebranding the strip as Old Sixth. A bar crawl planned off a 2023 listicle will walk your group past vacant storefronts.

Food, and the only honest group number in Austin

Central Texas barbecue is the one thing here that is worth building a day around, and it is the one place where a group of twelve has a genuine advantage, because it is sold by the pound.

Per pound at the three that matter, from their own menus in September 2026: Franklin brisket $42, la Barbecue $36, Terry Black's $39.98. At roughly a pound a man, twelve men at Franklin is $504 in meat before sides, which is $42 a head for lunch.

The better move is Terry Black's family pack, which is 6 pounds of meat and 5 quarts of sides for $308 and is sold as serving 10 to 12. At twelve that is $25.67 a man, pre tax, and it is the only first party, explicitly group sized, dated barbecue price published anywhere in this city.

Two operational notes that ruin more group trips than price does. Franklin is closed Mondays and sells out between 2pm and 3pm, so "Franklin on Monday" and "Franklin at 3" both get you nothing. And ignore menu aggregator sites for barbecue pricing entirely: one of them currently lists Terry Black's brisket at $17.50 a pound against a real $39.98.

Getting to the lake, and what it costs

Austin rideshare is cheap in the middle of the day and it is the most volatile market in the country at night. UberX runs about $1.45 base plus $1.22 a mile and $0.24 a minute, so a two mile Rainey Street hop is about $10 at noon. Late nights between 11pm and 1:15am run up to 2.4 times that, and SXSW sustains two to four times for ten days.

Twelve men are three cars every time you move. Four movements a day is twelve fares.

Lake Travis is 17.9 miles out and there is no transit connection worth the name. Rideshare runs $55 to $75 each way, so three cars both directions is $330 to $450, or $28 to $38 a man for the day. Budget it as a line item rather than discovering it.

A party bus is the alternative and the sums are close. Published Austin rates are $150 an hour on a Saturday for a fifteen seater with a four hour minimum and a mandatory 20 percent gratuity, so five hours is $900, which is $75 a man for the whole day including the lake run. It beats rideshare the moment the lake is on the itinerary. Two cautions: overtime is $250 an hour at the driver's discretion, and the published service area is 25 miles from downtown, which Lake Travis sits just inside, but a lake house pickup can cross the line and trigger a fee.

When to go

The Austin rental market peaks in March, October and April, averaging $322 a night, and bottoms in January, February and July at $270. March is the most expensive month at $342. January is the cheapest at $257.

July being a cheap month is the interesting one, because July is also when Lake Travis is at its best. Average July and August highs are 97F and 98F, which is genuinely unpleasant if your plan is walking around downtown, and genuinely irrelevant if your plan is being on a boat. If the trip is built around the lake, July is the value window: the discount is real and you are buying the one thing the heat does not spoil.

The federal government disagrees with the market here and it is worth knowing why. The GSA per diem for Austin is $173 a night for most of the year and $187 from January through March, and it applies no summer discount at all. That is a contract ceiling, not a market rate. Use the rental market numbers for planning and the GSA figure only as a sanity check.

The best all round weather sits in April to May and mid September to late October, which is exactly when the city is most expensive. That is not a coincidence and there is no way around it.
